  • Children have the right to own the land unlike olden time when they could not
  • Today land ownership is evidenced by a tittle deed or land allotment letter issued by the government
  • Today some land is set apart by government for public use like establishment of game park.
  • Land can be transferred/converted to another form of assets
  • There is individual ownership of land from communal apart from nomadic areas where there is still communal land ownership
  • Due to individual land ownership, it has contributed to some cases of landless to some people which was not the case in African Traditional times
  • Today one can buy a land and live a place of his/her choice and not in ancestral land
